Description

Great find in Historical neighborhood: Hyde Park! Facing Gillham Park with a walking trail! Detached garage. Walking distance from the Country Club Plaza, the Nelson-Atkins Museum of Art, Kemper Museum, and a short drive to Westport. Current owner is a professional painter and spent most of his evenings and weekends over the past 10 YEARS stripping, painting, and refurbishing this house. If it was sold based on the hours he spent working on it, it would probably be listed for twice as much. He’s detail oriented, meticulous, and obsessed with quality work. You will rarely find a house with this quality of workmanship. He never intended to sell but is now moving closer to family. EXTERIOR: Before buying the house, the paint was a quarter inch thick and had more than 20 layers. Instead of adding another layer, he stripped all the paint off of the under eaves, trims, window frames, exterior walls, etc. Every single inch of the outside (including walls, moldings, fascia boards around and under the porch) were stripped, repaired, and refurbished or replaced. New roof and gutters were installed in late 2018 early 2019 and outside chimney was re-mortared. INTERIOR: All floors were sanded BY HAND and refinished with poly floor finish. Electrical wiring, furnace and windows were replaced in 2012. The rooms were stripped down to the plaster. Cracks were repaired. Broken sections were fixed, primed and painted with different textures. The baseboards and the windows were also stripped, primed and repainted. Beforehand, all of the floor registers were painted over as were all of the door hinges and knobs -so the owner spent months stripping all of them back one at a time to their original condition. Don’t miss the opportunity to sip your morning coffee from a stone porch overlooking the park!
